The live CapitaLand project listing and UOL's 1H2026 results presentation confirm the project, 1,268 homes and a target launch in 4Q2026, but neither source supplies launch prices, bedroom-level starting prices or a price list. A 4Q2026 target does not establish an exact preview, booking or sales date.

Estimated price matrices in the supplied pitch deck are expressly labelled as estimates and say that unit sizes had not been finalised. They are therefore excluded here. A number formatted as a price table can look official even when it is only a sales assumption; buyers should ask for the dated developer price list and verify that the quoted unit remains available.

What the S$810 million acquisition figure means

CapitaLand reported on 1 July 2025 that the High Court had granted the collective-sale order for Thomson View Condominium. UOL's 1H2026 presentation states that the S$810.0 million collective acquisition completed in October 2025. This is the consideration for acquiring the former development site, not the selling price of Thomson Reserve homes.

The supplied brochure also states S$1,178 per square foot per plot ratio. That rate is a brochure representation and is not used here to derive a home price. It describes land cost relative to permissible development intensity, whereas a buyer-facing price per square foot normally uses the strata area of an individual unit. The denominators answer different questions.

Why land cost cannot predict launch price on its own

A residential selling price reflects more than site consideration. Construction, professional and authority costs, financing, marketing, timing, taxes where applicable, common facilities, unit mix, floor and orientation, and the developer's sales strategy can all affect the final quantum. The checked sources do not provide a complete cost stack from which an official launch price could be calculated.

The site cost also cannot be divided by 1,268 units to obtain a meaningful per-home price. Homes vary by bedroom type and strata area, and the project includes shared land, circulation, landscaping and facilities. Compare total quantum as well as psf. Two units with similar psf can require very different budgets because of their areas, while a lower-psf home may still have the higher purchase price. Buyers should also obtain the maintenance contribution or share value, payment schedule and current tax treatment before assessing affordability.
