What is officially confirmed about the homes
CapitaLand's live project page and UOL's 1H2026 results presentation both state that Thomson Reserve will contain 1,268 residential units and offer 2- to 5-bedroom homes. Those are the current high-confidence boundaries for the unit mix.
The retrieved primary sources do not give strata areas, bath counts, type codes, stack allocation, bedroom-by-bedroom totals or private-lift arrangements. Those fields should remain blank rather than be inferred from comparable developments or pre-launch sales estimates.

It does not break those aggregate figures down into a count or floor area for each category.

Branded labels such as Premium or + Study do not by themselves establish a larger area, an enclosed room, a window, a second bathroom or a specific fitting schedule. Those distinctions must be read from the final plan, sale documents and specifications for the exact type code.
Buyer checklist for evaluating a released layout
When official plans are released, start with household use rather than bedroom count alone. Mark fixed walls and columns, door swings, circulation paths and realistic furniture clearances. Check whether the study has the dimensions, ventilation and privacy needed for its intended use instead of relying on the label.
Then connect the unit plan to the approved site plan. Stack orientation, lift and refuse-core position, road and rail edges, facility activity, afternoon sun and neighbouring blocks can affect daily experience. These factors should not be guessed while the site plan is still described as a draft pending authorities' approval.
- Area: distinguish total strata area from internal rooms, balcony, air-conditioner ledge, void and other included spaces.
- Furniture: test bed, dining-table, sofa, television wall, desk and wardrobe dimensions with door clearances.
- Function: inspect kitchen ventilation, service-yard provision, storage, bathroom access and work-from-home separation.
- Privacy: note entrance sightlines, bedroom doors, shared corridors, lift lobby and opposite-stack relationships.
- Environment: review orientation, shade, nearby roads, MRT infrastructure, pools, function areas and future surroundings.
- Cost: ask for share value, estimated maintenance contribution and any private-lift/common-area implications.
Documents to match before selecting a unit
A useful plan pack should identify the project document date, type code, strata area, scale, stack and storey applicability. Match it against the approved site plan, specifications and prescribed sales documents rather than saving an undated image from a marketing page.
Revisions matter. If a later approved plan differs from an early brochure or draft, retain the earlier version as superseded and use the newest prescribed material for the purchase decision. Confirm dimensions and included areas with the sales documents for the exact unit before committing.
