The three publicly named development partners
CapitaLand's live Thomson Reserve listing names CapitaLand Development, UOL Group Limited and Singapore Land Group Limited together. The supplied brochure uses the corresponding CapitaLand, UOL and SingLand branding. This supports naming all three as the public-facing development grouping.
That public presentation should not be stretched into an unsupported claim about the legal vendor, licensed housing developer or contracting party for a buyer. Those roles should be taken from the Housing Developer's Licence and prescribed sale documents when available. A brand name, parent group and project company are not automatically interchangeable.
How UOL describes the joint venture
UOL's 1H2026 results presentation describes the development as a 50:50 joint venture between UOL Group and CapitaLand Development. A footnote gives UOL's effective stake as 45% and expresses the interests as UOL 40% and SingLand 10%. This filing-based wording explains why SingLand appears separately on the public project page while the headline structure is described as a two-sided joint venture.
The percentages should be repeated exactly as disclosed rather than rearranged into a guessed three-party ownership split. The checked material does not establish every intermediate entity, project-company name or governance right, so this guide does not infer them.
- Public project presentation: three named development partners.
- UOL corporate description: UOL Group-CapitaLand Development 50:50 JV.
- Effective-interest footnote: UOL 45%, expressed as UOL 40% and SingLand 10%.
- Still required for buyer-level legal identity: current licence and prescribed sale documents.
Acquisition chronology and project scale
On 1 July 2025, CapitaLand announced that the High Court had granted the collective-sale order for Thomson View Condominium. UOL later reported that the S$810.0 million collective acquisition completed in October 2025. The former condominium site is therefore an en-bloc acquisition, not a Government Land Sales parcel.
UOL's 12 August 2026 presentation describes a 51,567 sq m leasehold site and 1,268 residential units. CapitaLand likewise confirms 1,268 homes, across four 21-storey and two 30-storey towers, with P&T Consultants Pte Ltd named as architect. These project facts provide context for the partnership but do not prove future delivery quality.
What developer credentials can and cannot tell a buyer
Corporate identity and acquisition capacity are verifiable; future workmanship, defect handling, finish quality and delivery timing require project-level evidence. Group scale, past awards or unrelated developments should not be presented as a guarantee for Thomson Reserve.
A useful track-record review would match the exact development entity's role in comparable completed projects and consult prescribed documents, completion records and relevant quality data. None of that should be replaced by broad adjectives such as renowned, trusted or award-winning without a source and a clear explanation of relevance.
- Verify who is the licensed developer and vendor for the sale.
- Distinguish developer, joint-venture partner, architect and main contractor.
- Check project-specific specifications, warranties and contractual dates.
- Use comparable-project quality evidence only when the responsible entity and metric match.
- Treat target launch and completion statements as forward-looking unless prescribed documents make them contractual.
Documents buyers should request
Before relying on a developer description in a sales setting, match the marketing names to the Housing Developer's Licence, prescribed information and Sale and Purchase Agreement. These should identify the relevant legal entities and binding project particulars more precisely than a corporate overview page.
The project was listed as under development at the research cut-off, with a target launch in 4Q2026 but no exact sales date or TOP confirmed in the retrieved primary sources. Updated legal and sales documents may therefore add or supersede details recorded here.
- Housing Developer's Licence and licensed developer name.
- Prescribed project information and legal vendor name.
- Sale and Purchase Agreement particulars and contractual timelines.
- Approved plans, specifications and architect/consultant disclosures.
- Any later SGX or corporate announcement that changes the JV or project status.
