Given the strategic location of Commonwealth Towers with this city-fringe locale, which is a mere 1 to 2 minutes walk to Queenstown MRT Station and 5 to 7 minutes drive to Orchard shopping belt, it's no wonder this new condominium which spark the interest of many city dwellers. 

Under draft Masterplan 2013, it aims to expand the land transport system to enable commuters to reach more places directly and more conveniently.

The nearest major amenities place from Commonwealth Towers is at Mei Ling Heights across Commonwealth Avenue inside the HDB blocks (roughly at a minimum of a 300m / 7 -10 minutes walk away)

The next nearest amenities place is probably Dawson Place along Alexandra Road towards the Redhill direction. Which is around a 600m walk away.

For those who do not mind a long walk, it is a 1km walk to IKEA and Anchorpoint, where you can find hearty Swedish food and many F & B and retail outlets at Anchorpoint. Slightly further down from IKEA is the Alexandra Village Food Centre but we consider these too much of a stretch to call it a nearby amenity.

Other amenities nearby include Queenstown Public Library where you could spend a quiet day of study or research, Queenstown Swimming Complex and Stadium across the road at the Stirling Road area, and Queenstown CC  and Polyclinic at the intersection of Commonwealth Avenue and Queensway.

For medical needs, NUH is just a short drive away via the Queensway -> Portsmouth Avenue -> AYE

The East-West Line also enables residents to travel directly to the major employment and business centres of Shenton Way, Raffles Place, Buona Vista, Jurong East. There are no further MRT lines planned in the immediate area.

Driving

Commonwealth Avenue can be used to access Alexandra Road to provide access to the Ayer Rajah Expressway (AYE towards Jurong) and Orchard (via Tanglin Road)

The AYE towards MCP / ECP is accessible via Commonwealth Avenue -> Alexandra Road -> Lower Delta Road -> AYE

The Central Expressway (CTE) and the Central Business District (CBD) area are a straight drive down Commonwealth Avenue -> Alexandra Road -> Ganges Avenue -> Havelock Road -> CTE / CBD

Commonwealth Avenue and Alexandra Road, both being primary roads, can carry three lanes of traffic each way, so traffic flow should be smooth at most times, barring the unavoidable traffic junction stops.

There is also a Shell petrol station just across the road, so no worries about running out of petrol!

Queenstown Condominium by Hong Leong & CDL

The Housing and Development Board (HDB) had raised a tender for the sale of a land parcel at Commonwealth Avenue in December 2012. The site is located just across Queenstown MRT Station. The 99-year leasehold site has a land area of 130,101 sq ft and maximum gross floor area (GFA) of 637,496 sq ft.mThe tender was launched on December 18, 2012, and closed on February 5, 2013. Three bids were received and the tender was then awarded to a consortium made up of Intrepid Investments Pte Ltd, Verwood Holdings and Hong Realty. They have submitted a top bid of $562.8 million  or S$883 psf on the site’s GFA. All three companies are joint venture between City Development Limited and Hong Leong.
 
This follow by Acresvale Investment Pte Ltd from Keppel Land where they submitted a bid of 2 per cent lower. The final bid came from consortium made up of Frasers Centrepoint, Far East Organization and Sekisui House.The site is expected to be a good choice of property due to its proximity to the Queenstown MRT station. Accessibility of the site from various places is considered to be easy as it is quite close to the Ayer Rajah Expressway giving future residents options to travel freely. At the same time, the site is also close to several education institutions such as Queenstown Primary School, Queenstown Secondary School, New Town Primary Schools and Assumption English Schools.
 
The site is also close to sports facilities like the Queenstown Stadium, Queenstown Swimming Complex and Queenstown Sports and Recreation Centre.Most importantly, it is a short drive from Singapore’s shopping paradise, the Orchard Road, IKEA and the Queensway Shopping centre. The proximity to shopping malls means that residents need not worry about going to far for shopping daily needs.
 
Residents do not have to go far to watch movies with your friends, dine out or have a fun filled evening.For people who believe in existing close to nature, the property promises to be a place to look out for. The site’s proximity to several wooded areas means that you can get to enjoy your stroll through serene greenery or even enjoy a weekend hiking trip whenever you want.The sale of the site is a well thought of government plan to revitalize the area of Queenstown-Dawson district.
 
The landing of just three bids for this land parcel is due to the government’s cooling measures introduced in early 2013. Expected to have about 700 units, this condominium break-even price is projected to be around $1,200 to $1,300 psf, with the selling price in the range of $1,600 to $1,700 psf.Some recent launches in the Alexandra Road area includes Echelon by CDL and Alex Residences by Singland received strong interest from buyers.
 
Based on data from URA, Echelon has an average selling price of $1,768 psf while Alex Residences was reported to be around $1,650 psf. It is evident that the optimal location of the leasehold site will make it a hot property among buyers when it is launched in future.
